People outside the industry often assume construction is construction. A building is a building. Pour concrete, frame walls, install systems and hand over the keys. But despite popular belief, it’s not that simple!

Residential and commercial construction are fundamentally different disciplines. The scale is different. The risk is different. The coordination is different. The consequences of mistakes are different.

Ferrara Buist focuses on commercial projects because that is where our experience, structure and mindset create the most value.

Commercial Construction Is a Different Discipline

Residential construction typically centers on individual homes or small multi-family projects. The decision makers are often one or two people. Timelines are shorter and systems are simpler. Commercial construction is altogether a different animal.

Commercial construction involves coordinating developers, architects, engineers, municipalities, inspectors, lenders, tenants and trade partners, all at a larger scale. The relevant mechanical systems are more complex. Life-safety requirements are stricter, and for good reason. Accessibility and environmental standards are non-negotiable.

The schedule often ties directly to revenue generation. When a retailer cannot open on time, revenue is lost. When a medical office is delayed, patients are affected. When an office buildout slips, leases and financing feel the pressure. The margin for error shrinks quickly.

That level of complexity requires a builder who understands how to manage risk, sequence work properly and communicate clearly with all stakeholders. That is the environment we are built for.

Commercial Demands a Different Mindset

Commercial construction is not just about building a structure. It is about supporting a business. A medical facility must meet strict code requirements and operate efficiently from day one. A retail space must guide customer flow and support branding. An industrial or office project must function for years without constant correction.

Owners are not building a house. They are making an investment. They care about schedule discipline. They care about long-term durability. They care about cost control without sacrificing quality. They care about predictable outcomes. We do too.

Our preconstruction process is structured to identify problems early. Our coordination with architects and engineers is direct and honest. If something does not make sense on paper, we address it before it becomes expensive in the field. That discipline is not optional in commercial work. It is the baseline.

Scale and Systems Matter

Commercial projects require stronger internal systems. You need tighter budgeting controls. Clear subcontractor accountability. Defined communication channels. Real scheduling discipline. These things don’t happen without focus and experience.

You also need leadership that can make decisions without hesitation when conditions change, because they always do. Over time, we have built our company around that reality. Our team understands how to manage larger crews, complex inspections, multi-phase turnovers and detailed closeouts. We are structured for it.

Shifting between residential and commercial work may work for some firms. For us, focus matters. We would rather be very good at one category than average at two.

The Design-Assist-Build Advantage

Our Design-Assist-Build approach is particularly effective in commercial projects.

Bringing construction insight into the design phase reduces friction later. We can flag cost issues early. We can advise on materials that improve durability. We can coordinate structural and mechanical systems before they compete for the same space.

We Own Our Lane

Residential construction is important work that requires craftsmanship, care and patience. While we dabble in residential work from time to time (ex: our ongoing multifamily project in Summerville, SC), it’s simply not our bread and butter.

We have invested our time, people and systems into becoming a disciplined commercial contractor. That clarity allows us to show up prepared, speak confidently about our process and consistently deliver for our clients. We’re not trying to be everything to everyone!
